Therma-Tru Window Replacement: The Sarasota Owner’s Guide

We stock and install Therma-Tru-compatible replacement windows throughout Sarasota, with most swaps priced between $450 and $1,100 per window installed depending on size, glass package, and whether the existing frame is sound. We carry the common Therma-Tru sash kits, balance assemblies, and glass packs on the truck, so a straightforward replacement is often done in one visit. Most Sarasota homeowners discover the problem the same way: a window that suddenly drops when opened, a sash that will not stay up, or glass that has fogged between the panes and will not clear no matter how many times you wipe it. If that sounds familiar, you are in the right place.

TruePane Windows & Doors is an independent service provider. We are not affiliated with Therma-Tru, but we have replaced and serviced their windows across the Gulf Coast long enough to know exactly which parts fail, why they fail here, and what actually fixes them.

Which Therma-Tru Models This Applies To

Therma-Tru entered the window market through its acquisition of Simonton, so the window lines you are most likely living with in Sarasota are the Therma-Tru 600 Series, the 500 Series, and the entry-level 300 Series, plus a number of builder-grade units installed in tract housing and condo conversions throughout the 1990s and early 2000s. Each series uses slightly different balance hardware and sash dimensions, and the mistake we see most is a homeowner ordering a generic replacement sash that is within an eighth of an inch but not actually correct. An eighth of an inch is the difference between a seal that holds and one that leaks.

The reliable way to identify your window is the label on the top edge of the sash when it is tilted in. The label carries the series number, the manufacturing date, and a glass package code. If the label has baked off in the Florida sun, we measure the visible glass width and the sash profile depth at the lock rail. On Therma-Tru units specifically, the 600 Series sash is noticeably deeper than the 300 Series, and the balances are not interchangeable. Aftermarket replacement sashes exist for the most common sizes, and we will show you the difference on paper: what an OEM Therma-Tru unit costs, what a quality aftermarket equivalent costs, and what each one gets you in terms of fit, finish, and warranty registration. No mystery, no pressure.

Signs Your Therma-Tru Window Replacement Is Failing

  • The sash drops when you lift it or will not stay open. This is almost always a failed balance assembly. In coastal Sarasota air, the internal springs and pivot shoes corrode faster than the manufacturer’s inland lifespan estimates, so balances on salt-exposed elevations routinely give out years before the glass does.
  • Condensation or haze between the panes that never clears. The insulated glass unit has lost its seal. Sarasota’s humidity makes failed seals impossible to ignore: once the desiccant inside the spacer is saturated, the fog becomes permanent and the window loses most of its insulating value.
  • You can feel air moving around the closed sash on a breezy day. Weatherstripping has compressed or the sash has warped slightly. This is especially common on west-facing windows where afternoon sun and storm exposure work the frame all year.
  • The lock will not engage or the sash will not sit flush in the frame. Usually a combination of worn pivot hardware and settling. Forcing the lock is how you crack a sash corner, and a cracked sash corner is not a repair. It is a replacement.
  • Visible rot or softness at the bottom rail or sill. Even on vinyl and composite Therma-Tru units, the weep system can clog with salt and sand, trapping water against the frame. Once the sill gets soft, the glass is no longer properly supported, and the whole unit needs to come out.

Replacement Cost & What’s Included

In Sarasota, a Therma-Tru-compatible window replacement typically runs between $450 and $1,100 per window installed. Here is how that breaks down:

  • $280-$650: Replacement sash or insulated glass unit, depending on size and whether it is OEM or a quality aftermarket equivalent.
  • $80-$220: Balance assemblies, pivot shoes, and weatherstripping, replaced as a set so the new unit does not work against worn hardware.
  • $90-$230: Labor, including removal of the old unit, cleaning and inspection of the frame, proper installation, and disposal of the old glass.

What drives the range is the glass package. A standard clear double-pane in a common size sits at the low end. Low-E, impact-rated, or tinted glass in an odd size sits higher. Every quote is written line by line before we start, and the number on the quote is the number on the bill. Every job carries our 90-Day Done Right Promise, and both manufacturer warranty layers are registered in writing before the truck leaves your driveway.

DIY or Call Us?

You can check the label, measure the visible glass, and note which side the lock sits on. Those three pieces of information are enough for us to tell you over the phone whether the window is a common size or a special-order unit. Where DIY goes wrong is in the removal: vinyl sash corners crack under pressure, pivot clips snap when pried from the wrong angle, and a dropped glass pack on a tile floor in Sarasota is an afternoon you will not want to repeat. There is no high-tension spring risk on a typical residential Therma-Tru window, so the danger is not personal injury. It is turning a $600 replacement into a $1,400 replacement by breaking the frame.

We would rather you call us first. Tell us what the window is doing, and we will give you an honest read on what it needs. Call (941) 214-2069.

FAQs

Who You Are Calling

Dale Kessler started TruePane Windows & Doors in 2008 after years of watching window installs that were not square and not sealed, and deciding that was a problem worth fixing permanently. He cut his teeth in his father’s glass shop in Columbus, Ohio before he could legally drive, and he has worked the Sarasota coast long enough to know what salt air does to a window that is installed even slightly out of true. If it’s not square and it’s not sealed, the rest of the conversation is going to be expensive. That is the standard every TechPane technician works to, and it is why we register both warranty layers in writing before the truck leaves your driveway. We also stock parts for PGT, CGI, and CWS windows, so if you have more than one brand in the house, we can handle it all in one visit. Call (941) 214-2069 and talk to a real person, any hour, any day.

RRonald P.
★★★★★

"Impact windows on the whole house. They handled the permit, the inspection, and gave me a folder with every approval number for the insurance company. My windstorm premium dropped enough to notice."

BBill T.
★★★★

"Quote was the price, which after three other bids that grew legs was worth something. Double-hungs went in clean, they hauled the old ones, and the registration paperwork for the warranty came in the mail like they said."

DDorothy K.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."

GGene A.
★★★★★

"Whole-house window replacement at 71 years old is not something you want to do twice. Dale walked the house himself for the quote. Crew was the same three men all four days, and the foreman knew every window by room."

PPat and Ray L.
★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."
